Terms and Conditions

Payment:

Bookings and reservations shall only be made on payment of the key/damage deposit. The key/damage deposit will be returned on completion of the rental period minus the cost of any damage or breakages, which may occur during your rental period. In the event of cancellation and the Holidaymaker notifying me four weeks (twenty eight days) prior to the booking the key/damage deposit will become non-refundable. If cancellation is communicated to me between fourteen days and twenty-eight days 50% of the cost of rental will become non--refundable. In the event of cancellation and I am given less than fourteen days notice only the key/damage deposit will be refunded.

The cost of the rental must be paid no later than 8 weeks before the start of the holiday. If the Holidaymaker books the holiday less than eight weeks from its start, the full holiday cost must be paid along with the key/damage deposit prior to the issue of holiday confirmation.

Under no circumstances may the booking be, sold on, transferred, or gifted to any other person or persons.

Smoking is not permitted within the cottage.

Holidaymakers are liable for all damage caused by pets. Holidaymakers are asked to remove all trace (inside and out) of pet occupation before final departure. I will be entitled to charge for any cleaning made necessary by pets. Pets are not permitted on beds or furniture. Within the boundaries of the property including the garden dogs must be exercised on a lead and they must not be left unattended at any time in the Cottage.

The normal time of occupation is after 4.00pm on the holiday start date, and the holiday accommodation must be vacated by 10.00am on the last day.

The Holidaymaker must keep The Cottage and all furniture, fittings and effects, in or on The Cottage in the same state of repair and condition as at the start of the holiday, and must leave The Cottage in the same state of cleanliness and general order in which it was found. I will be entitled to make an additional charge to the Holidaymaker if extra cleaning is made necessary as a result of the property being left in a dirty condition upon the Holidaymaker's departure.

The Holidaymaker will be responsible for all damage or loss, which occurs to The Cottage or its contents.

It is important that the Holidaymaker has an enjoyable stay at The Cottage and every effort is made to ensure this happens. However in the unlikely event of dissatisfaction or any problem with The Cottage the Holidaymaker must contact me as soon as possible.

I shall be allowed access to The Cottage at any reasonable time during holiday occupancy.
